Require separate kitchen facilities (permanent range, counters, refrigerator, sink).

Note: Drainage and sewer connections should be assessed on a project by project basis.

Parking:

One (covered or uncovered); tandem ok; permitted within required interior side yard and within front yard if no more than 500 sq.ft. of front yard is paved for motor vehicles and a min. side setback of 18” maintained.

(No additional off-street parking required if existing accessory building converted into a secondary dwelling unit; other exceptions to parking requirement may also apply.)

Setbacks:

Attached: must comply with min. zoning requirements

Detached: must comply with min. yard requirements for zoning district, except min. rear yard requirement is 10' and interior side and rear yards may be reduced to 5', with written approval of the owner(s) of contiguous property abutting the portion of encroaching structure. If contiguous interior side or rear property line is an alley, the min. setback is 5'. If unit is constructed above an existing detached garage, side and rear yard setback is 5'.
