Note: Drainage and sewer connections should be assessed on a project by project basis.

Parking:

At least 1 parking space shall be provided for each ADU in addition to the minimum number of parking spaces required for the primary dwelling. No additional driveways shall be permitted, except for corner lots. Parking may be provided in setback areas or in a tandem configuration on an existing driveway, unless the Director determines that parking in setback areas or tandem parking is not feasible based upon specific site or regional topographical or fire and life safety conditions.

State parking exceptions apply (public transit, historic district, no permits for ADU occupants, car share, attached/conversion/junior), as well as when a garage, carport, or covered parking structure is demolished to build ADU.

Front: In compliance with underlying district

Height:

Detached: 16’.
Attached/Junior: Comply with primary structure, which shall comply with any height restrictions for the zoning district.

Must follow requirements established by the zoning district in which the lot is located.

Design:

Accessory dwelling units shall be constructed with the materials identical in color, texture, and appearance to the primary dwelling, including but not limited to, roofing, siding, windows, and doors; and, the dwelling unit shall match the roof pitch and roof form of the primary dwelling so as to blend with the existing residential design.

Note: Historic Neighborhoods or Districts should be assessed on a project by project basis.
